If you are thinking about selling your property however it will be vacant, here are some tips to help make your process a smooth one. Listing a property on the market when it is occupied has its advantages but that is not always possible. An occupied property lets everyone know you live there, it is occupied and someone is likely home. The case is not the same with a vacant property, many times this notifies thieves of a potential target.
Keep the power on - keeping the electricity on gives you many advantages the main one being light for added security. Keep the outdoor lights on during the evening, whether you have them on a timer or physically go to turn them on and off everyday. Leaving them on however isn’t a good idea either as it tends to scream vacant property. Instead make sure lights are kept on when it gets dark not only for safety reasons but also to deter would be thieves. A well lit home is a more difficult target for thieves, so be sure to keep it well lit.
Remove valuables - it isn’t out of the ordinary for sellers to leave tools behind, especially lawn equipment, thieves know this and take advantage of it. Instead be sure to either takes those valuables or keep them hidden and locked away. What may just be another tool to you may be of higher value to someone else to want to take off with it.
I recommend having a neighbor help keep an eye on the property. Whether they help by turning on the lights, or just keeping an eye on it, either way it helps you. I have even had neighbors park their cars on the property so it makes it look as if it is occupied. Again anything to help keep thieves away.
Look the pool gate - Too often the gate to the backyard or gate is left unlocked and this can cause a couple of issues. First leaving the gate unlocked can cause a safety issue, you don’t want children getting in your backyard and getting in to trouble with the pool. Also I find that pool equipment often gets stolen, so any additional deterrent can help keep that from happening.
Again those are just some tips to take in to consideration when putting your vacant property on the market. At the end of the day you not only want to sell the property but also make sure it is safe and free of problems like thieves.
