THE BUYING EXPERIENCE
It is normal to feel overwhelmed by the idea of purchasing a home. Allow me to help break down the process in to small steps that make the process easy to understand. With the heart of a teacher I hope to better inform you about the process so you can be a confident & educated buyer.
STEP 1 - Let’s talk about it! In this Buyer Consultation we discuss your goals, needs, criteria and timeline.
STEP 2 - Get Lender Approved! Simply put most people need financing for their home purchase so getting approved for a mortgage is essential. This step is easy and less painful than most people think. I can make recommendations of some local mortgage experts who can make this part quick and easy.
STEP 3 - Automatic MLS Search - Based on your wish list and budget I will set you up to receive listings in your specific criteria via an automated MLS (Multiple Listing Service) property portal. You will have access to this list as well as myself, and can select favorites, make notes and let me know of any you would like to setup for a private showing.
STEP 4 - Showings - Once you find a home or several homes you would like to see I will setup a private showing that is convenient to you. This showing is private so you can view the property in comfort and have privacy.
STEP 5 - Offer - When you find “THE ONE” I will provide you with information to put together a formal offer. You will receive any disclosures and comparable market activity to make your best informed offer. Once presented to the listing agent the seller can accept, deny or counter… I will be here to guide you.
STEP 6 - Option Period - In the option period, once you are under contract, is generally when most buyers choose to have the property inspected by a home inspection company. I can provide you with several companies who will, within a couple of days, inspect the home. They will provide you with a report to have a better idea of the condition and that we can use to present to the seller with details to negotiate changes to the contract like asking for repairs, a credit or change in sales price. Again I will help guide you!
STEP 7 - Lender Final Approval - This step is essential where the mortgage lender will gather information on the home and buyer for their final approval. The appraisal is done in this step as well as any final verification they need to process.
STEP 8 - Closing - Once approved by the lender they will have final closing documents delivered to the title company for you to sign. Closing usually takes anywhere from 30-60 minutes and is when everything is finalized, like funds due and title.
